RENO, NV – This fall, Reno, NB-based DP Partners will complete construction on the first speculative distribution facility at its new industrial park, LogistiCourt at Silver Lake, in Reno, announced, Gregory J. Shutt, SIOR, Partner-Reno for DP Partners, a member of Dermody Properties.

LogistiCourt at Silver Lake is in the heart of the Stead market, located immediately west of the Moya Boulevard/Lear Boulevard intersection, approximately one mile west of I-395, six miles north of

I-80, one mile west of the Reno-Stead Airport, and only 14 miles north of the Reno/Tahoe International Airport.

“This is a significant project for DP Partners, because it represents our first new park in Reno since our recapitalization last summer, and it demonstrates our continuing commitment to this market,” said Shutt.

This October, construction will be completed on Building A, a 545,550 SF multi-tenant, cross-docked distribution center.  Situated on a 24-acre site, the facility features a 32’ clear ceiling, energy-efficient T-5 lighting, two percent skylights, bay sizes of 50’ by 50’, 60’ speed bays, 102 truck docks, eight drive-in doors, parking for 163 cars with designated car-pool and hybrid spaces identified, trailer parking available upon request, and an ESFR fire-suppression sprinkler system.

According to Marc T. Markwell, Partner-Reno for the company, there are two major benefits of LogistiCourt at Silver Lake.  “First and foremost, the flexibility of a building this size allows us to accommodate tenant requirements as small as 65,000 SF as well as large tenants who need up to 545,550 SF,” he said.  “Then, of course, the park’s superb location with immediate access to the U.S. Interstate Highway system and within close proximity to a proven labor force of experienced workers in the warehouse, distribution, manufacturing and service industries.”

Last year, DP Partners proudly introduced its “4 Green” program as part of its commitment to clients and energy-efficient practices.  DP’s “4 Green” building features at LogistiCourt at Silver Lake include T-5 lighting and two percent skylights that create a healthier work environment, improves employee production and greatly reduces energy costs; painted white walls that increase reflectivity and improve aesthetics; interior columns painted reflective white at the top and yellow at the bottom for increased safety; insulated dock doors, thermally insulated window frames (traditional storefront window frames are not insulated) and windows that are 42 percent more energy efficient than standard insulated windows; and bicycle racks and carpool/hybrid parking to encourage alternative transportation.  All tenant spaces will be finished with low volatile organic compounds (VOC) paint, and vents and ducts will be post-construction cleaned for improved indoor air quality.

When built out, the 65-acre master-planned LogistiCourt at Silver Lake will accommodate three facilities totaling nearly 1,400,000 SF. The park plan calls for two additional distribution centers: Buildings B and C, together totaling approximately 800,000 SF.

“DP Partners has a successful development track record in this market,” said Markwell.  “In recent years, we have developed 2,600,000 SF of space in 10 warehouse, distribution and manufacturing facilities in the Stead industrial market including 500,000 SF in four buildings along Moya Boulevard in the Silver Lake area, the primary location for industrial development,” he said.

The new facility is being designed by Reno-based Blakely Johnson & Ghusn Architects. The general contractor is Reno-based United Construction Company, and the civil engineer is Sparks, NV-based Odyssey Engineering, Inc.
