DP Partners Completes the First LEED-Registered

Industrial Park in the Southeast Region.

SAVANNAH, GA – Reno, NV-based DP Partners announced the completion of its new 72-acre LogistiPortÒ at Savannah, the first LEED-registered business park completed in the Savannah and the southeastern U.S. markets, announced Stephen G. Bailey, RLA, CCIM, Partner-Eastern Region for DP Partners, a member of Dermody Properties.

Construction was recently completed on the park’s two speculative distribution centers totaling 1,036,680 SF.  “We registered both buildings, built to LEED (Leadership in Energy and Environmental Design) Silver Certification standards, established by the U.S. Green Building Council.  While others have announced the development of LEED buildings, DP is the first developer to complete an entire business park in this market to be LEED registered,” said Bailey.

LogistiPort at Savannah is located on the west side of Dean Forest Road (Georgia Route 307), bordering the historic Savannah & Ogeechee Canal, less than one mile north of I-16 in Pooler, GA, and four miles west of the Port of Savannah.

The projects include Building A, a 689,400 SF cross-docked distribution center at 100 Clyde Alexander Lane.  Situated on a 35-acre site, the building features a 32’ clear-height ceiling, bay sizes of 55’ by 60’ and 60’ by 60’, 120 truck docks expandable to 144, four drive-in doors, parking for 186 trailers and 220 cars, energy-efficient T-5 lighting, and an ESFR fire-suppression sprinkler system.

The second facility is Building B, a 347,280 SF cross-docked distribution center, located at 101 Clyde Alexander Lane.  Situated on a 17.5-acre site, the building features a 32’ clear-height ceiling, bay sizes of 55’ by 60’ and 60’ by 60’, 58 truck docks expandable to 72, two drive-in doors expandable to six, parking for 66 trailers and 160 cars, energy-efficient T-5 lighting, and an ESFR fire-suppression sprinkler system.

The new park is being developed far beyond the guidelines of the DP’s innovative companywide green initiative launched in 2007 to conserve energy and protect the environment.  “Today it’s not enough to develop buildings that meet the physical requirements of our clients.  We are committed to continually improving our environment by applying state-of-the-art design and construction best practices.  LogistiPort is LEED registered and designed to the green requirements of our clients,” said James V. Mascaro, LEED-AP, DP’s Development Manager-Eastern Region.  Mascaro is leading DP Partners’ efforts to build environmentally sound buildings in the Eastern Region.

In addition to Bailey and Mascaro, the DP Partners development team includes Michael J. Alderman, SIOR, Partner-Eastern Region, and Jeremy D. Merklinger, Regional Manager-Savannah.  Nathan K. Rogers, Vice President in the Jacksonville, FL, office of CB Richard Ellis, is the exclusive listing agent for the park.

The project architect for LogistiPort is TranSystems, Inc., based in York, PA; and the general contractor is Alpharetta, GA-based Evans General Contractors, LLC.  The civil engineer is Thomas & Hutton Engineering Co.; the environmental engineer is Environmental Services, Inc.; and the geo-technical engineer is ECS Southeast, LLC, all headquartered in Savannah.
