RENO, NV – DP Partners, a Reno, NV-based national commercial real estate development firm, has completed its first speculative building -- a 264,984 SF distribution center -- at its new industrial park, LogistiCourt at Portal Way, in Portland, OR, announced Kirk L. Olsen, DP’s Regional Manager.  The facility is situated on a 13.5-acre site at 18210 NE Portal Way, which is on the northwest corner of NE Portal Way and NE 185th Avenue, approximately one mile from the I-84 interchange in Multnomah County.

In February of this year, Centennial, CO-based Vistar Corporation signed a long-term lease for nearly 40 percent of the new facility.  The company, ranked 120 in Forbes Magazine largest private companies and one of the top 10 foodservice distributors in the United States, will move into its new 102,988 SF distribution center in July 2008.

According to Olsen, there is 161,996 SF available to lease and ready for immediate occupancy.  Divisible to 43,992 SF, the space features 30’ clear-height ceilings, 30 truck docks, three drive-in doors, bay sizes of 52’ by 55’ with 60’ speed bays, plenty of car parking, and T5 HO high-efficiency light fixtures.

“This flexible new building will be an ideal Class A facility for manufacturers or advanced logistics firms that need convenient access to Portland’s multi-modal transportation infrastructure,” said Olsen. “This facility’s location and design enables companies to optimize their supply-chain operation, maximize speed-to-market deliveries, and promote operational efficiencies, flexibility and safety,” he said.

DP’s project architect is Group Mackenzie, a 47-year-old Portland design, engineering and planning firm that is one of the top service-providers in the Pacific Northwest.  DP’s general contractor is Portland-based Perlo McCormack Pacific, a construction firm that operates throughout the Northwest.  The exclusive leasing agent for LogistiCourt is the CB Richard Ellis team of Andy Kangas, Vice President, and Arielle Scesa and Stuart Skaug, both Industrial Associates, in the CBRE’s Portland office.

DP acquired the land in June of 2007 from the city of Portland through the Portland Development Commission ( PDC).  It is located within the emerging Columbia Corridor -- the preferred site for new industrial construction -- LogistiCourt at Portal Way is six miles east of the Portland International Airport and 13 miles east of the Port of Portland.

LogistiCenterŇ National Brand

The new facility is called LogistiCourtŇ at Portland, a sister brand to DP Partners’ LogistiCenterŇ national brand, shorthand for logistics center.  LogistiCenter facilities are characterized by large staging areas, high warehouse ceilings, maximum dock doors, and generous

trailer parking.

The Portland project is of strategic importance to DP Partners, a national developer of investment-grade commercial property.  “DP is committed to the Portland market and is currently working with local brokers to locate sites for our next projects,” Olsen said.  DP Partners’ development philosophy is to acquire affordable industrial land ahead of the growth curve in locations with excellent access to ground, rail, air and/or port infrastructures, develop high-quality, highly flexible facilities, and pass on the savings to tenants in the form of competitive lease rates.

Currently DP Partners is developing LogistiCenter parks in key distribution locations including Reno, NV; Sauk Village, IL, in the Chicago market; Logan, NJ; and Savannah, GA, where they have two parks.
