New Distribution Center in Reno Under Construction
CB Richard Ellis is marketing the first building at LogistiCourt at Silver Lake, a 65-acre, 3-building master-planned park located in Stead and developed by Dermody Properties. Building A is a 545,500-square-foot multi-tenant cross-docked industrial facility that is schedule for completion in the fall of 2008.
Among the planned features of the new multi-tenant, cross-docked distribution center are:
- 32-foot clear height and energy efficient T5 fluorescent lighting with 2 percent skylights;
- 102 truck docks, 8 drive-in doors and 60-foot speed bays;
- Insulated dock doors and interior panels painted white;
- 24-acre site that offers trailer parking upon request;
- Parking for 163 cars including designated car-pool & hybrid spaces;
- Natural gas direct-fired Cambridge heaters in the warehouse; and
- Two 3,000-amp, 277/480V, 3-phase electric service.
LogistiCourt at Silver Lake is located about one mile west of Highway 395 and six miles north of Interstate 80. It’s only one mile west of Reno-Stead Airport, a 5,000-acre general aviation airport that’s working to develop itself as a major economic hub, and it is approximately 14 miles north of Reno/Tahoe International Airport.
Among the companies already located in the Stead area are Michelin-Uniroyal-Goodrich, R.R. Donnelly & Sons, Mercedes Benz-Freightliner, Du Pont, General Motors and Schering-Plough.
The developer of LogistiCourt at Silver Lake, Dermody Properties, is a privately held national commercial real estate firm based out of Reno that has developed over 30 million square feet of industrial property since 1960. This building will follow the firm’s 4Green program that is its commitment to design, build, work and save green. This initiative includes specific goals to reduce the impact on developable land, to utilize land in a way that preserves and enhances its natural features, to design sites that support energy conservation, and to prevent adverse impacts to adjoining properties. As the facility features indicate, a major focus is on energy efficiency and indoor environmental quality.
Over 6 million square feet of new industrial space is either completed, under construction or planned in Reno-Sparks and the nearby community of Fernley in Lyon County. However, with this abundant amount of new speculative space coming available, the industrial occupancy rate has not kept up with local development, much of which is concentrated in the Stead area or Tahoe-Reno Industrial Center, east of Reno.
