Dole Expands Lease to 224,320 SF at LogistiPort at Savannah Business Park in Pooler, GA.

SAVANNAH, GA – Dole Packaged Foods, LLC, a division of Westlake Village, CA-based Dole Food Company, Inc., has expanded its lease in Building B by 57,960 SF bringing its total occupancy at the new 347,280 SF facility in the LogistiPort at Savannah business park in Pooler, GA, up to 224,320 SF, announced Stephen G. Bailey, RLA, CCIM, Partner-Eastern Region of LogistiPort developer, Reno, NV-based DP Partners, a member of Dermody Properties.
 
“We’ve worked with Dole since the summer of 2008 when they leased 166,000 SF at LogistiPort.  Their expanded presence brings the occupancy of Building B up to 100 percent,” said Bailey.  Other tenants in the building, located at 101 Clyde Alexander Lane, include Miami, FL-based The Great American Hanger Company in 84,560 SF; and East Rutherford, NJ-based IntecoŇ International Trade Corp. in 38,400 SF of warehouse/distribution space.
 
DP Partners was represented by the brokerage team of John L. Neely, SIOR, and David J. Sink, SIOR, both Principals in the Savannah, GA, office of Colliers Neely Dales, LLC, the exclusive listing agent for the park.  Dole was represented in the lease transaction by Blaine Kelley, SIOR, Senior Vice President of the Global Supply Chain Practice in the Atlanta, GA, office of CB Richard Ellis.  
 
Founded in Hawaii in 1851, Dole is the world’s largest producer and marketer of high-quality fresh fruit, fresh vegetables and fresh-cut flowers with 2009 revenues of $6.8 billion.  In June of 2008, the company began the phased relocation of its southeast regional packaged-food distribution center from Miami to LogistiPort as part of a plan to distribute its imported products within a 500-mile area of the Southeast.
 
Building B is a 347,280 SF, cross-docked distribution center, situated on a 17.5-acre site.  The building features a 32’ clear-height ceiling, bay sizes of 55’ by 60’ and 60’ by 60’, 58 truck docks expandable to 72, two drive-in doors expandable to six, parking for 66 trailers and 160 cars, energy-efficient T-5 lighting, and an ESFR fire-suppression sprinkler system.
 
“Although Building B is our first leased-up facility in the Savannah/Pooler market, we are in discussions with a number of prospective tenants for the remaining 689,400 SF available in Building A.  That building is divisible to 150,000 SF and expandable to 1,000,000 SF,” Bailey said.  Building A, also a cross-docked distribution center, is located at 1601 Dean Forrest Road.  It is situated on a 35-acre site and features a 32’ clear-height ceiling, bay sizes of 55’ by 60’ and 60’ by 60’, 120 truck docks expandable to 144, four drive-in doors, parking for 186 trailers and 220 cars, energy-efficient T-5 lighting, ESFR fire-suppression sprinkler system, C-TPAT capable, and LEED certified.  
 
LogistiPort at Savannah is a 72-acre, 1,036,680 SF logistics park, located on the west side of Dean Forest Road (Georgia Route 307), bordering the historic Savannah & Ogeechee Canal, less than one mile north of I-16 in Pooler, GA, and four miles west of the Port of Savannah.  In 2008, DP Partners completed the construction on the park’s two speculative distribution centers totaling 1,036,680 SF and built to LEED Certification standards.
 
The project architect for LogistiPort is TranSystems, Inc., based in York, PA; and the general contractor is Alpharetta, GA-based Evans General Contractors, LLC.  The civil engineer is Thomas & Hutton Engineering Co.; the environmental engineer is Environmental Services, Inc.; and the geo-technical engineer is ECS Southeast, LLC, all headquartered in Savannah.
