Build-to-Suit for Winpak Portion Packaging, Inc.

Sauk Village, Illinois
Construction is currently underway on Dermody Properties' latest design-build project: Winpak Portion Packaging's 267,000 square foot manufacturing facility at LogistiCenter at Sauk Village, Illinois. The facility is located on a 28-acre site, and will be complete in March of 2012. Winpak's warehousing and distribution center will also operate out of the Sauk Village facility. Winpak is a leading multi-national packaging company, and currently operates a manufacturing facility in nearby South Chicago Heights, producing plastic cups and trays for food and beverages.

Winpak's expansion into LogistiCenter at Sauk Village will create 40 jobs, with more in the future based on Winpak's anticipated plans to expand their facility to a full 600,000 square feet. Dermody Properties worked closely with the state of Illinois, which provided a $1.6 million business investment package to supplement Winpak's investment in the state-of-the-art facility.

Build-to-Suit for Morgan Distributing

Portland, Oregon
In May 2010, Dermody Properties completed a 105,000 square foot office headquarters and distribution facility on 10.75 acres in northeast Portland for Morgan Distributing, a beverage distributor. The project has a multitude of specialized features, including a maintenance facility, nearly 20,000 square feet of office space, an air conditioned warehouse, and heavy-load bearing mezzanine storage areas.

Collaborating in a true design-build program, Dermody Properties coordinated project specifications with input from the client, various consultants, and Dermody Properties' architect and contractor. To deliver the project within a tight time frame, construction continued throughout the winter in adverse weather conditions. The final product not only greatly improves operational efficiencies for Morgan, but also provides a showcase headquarters for its employees and valued customers.

Build-to-Suit for Penn Jersey (PJP)

Philadelphia, Pennsylvania
Dermody Properties developed a 255,336 square foot Build-to-Suit corporate headquarters for Penn Jersey (PJP) in Philadelphia, PA. PJP has been a Philadelphia-based, family-owned company for more than 47 years. The company is a fully integrated distributor of packaging, paper, consumables, and restaurant supplies for major supermarkets, food service operations, and industrial and institutional customers throughout the Northeast. The new project allows the company to retain more than 250 jobs in the City of Philadelphia. 

The building is located on a 30-acre site in northeast Philadelphia, purchased by Dermody Properties from the Philadelphia Industrial Development Corporation (PIDC). Dermody Properties closely collaborated with PIDC to obtain tax abatements, secure land development approvals, and bring infrastructure to the property. The project received LEED Silver Certification from the U.S. Green Building Council.

Build-to-Suit for PepsiCo / Quaker Campus 

Carlisle, Pennsylvania
In 2008, Dermody Properties completed new facilities for PepsiCo, Inc. and Quaker Sales & Distribution totaling 1,578,000 square feet in two adjacent buildings at the LogistiCenter at Carlisle. This transaction consolidated the Mid-Atlantic distribution operations for Pepsi Concentrate North America and Quaker, Tropicana, and Gatorade brands into a single location in a long-term lease arrangement. PepsiCo offers the world's largest portfolio of billion dollar food and beverage brands, including 19 different product lines that each generate more than $1 billion in annual retail sales.

The buildings are the best example of a very successful partnership between Dermody Properties and North Middletown Township to keep these prestigious companies in central Pennsylvania. The buildings are cross-docked with T5 fluorescent lights, TPO roofs, and separate spaces for cooler, conditioned storage, and flammable storage.

Build-to-Suit for C&S Wholesale Grocers

Allentown, Pennsylvania
In 2007, Dermody Properties completed a 1,010,000 square foot Build-to-Suit for C&S at LogistiCenter at Allentown, bringing the total space leased to C&S to 1,780,000 square feet in two parks.

The Allentown facility is a regional distribution center from which C&S serves its major grocery chain and independent clients in the Northeast, employing 580 people. Ranked by Forbes as the 12th largest privately held company in the United States, C&S has provided first-class warehousing and distribution services for more than 90 years to the largest supermarket chains in the nation. Dermody Properties worked with Lower Nazareth Township and the state of Pennsylvania to develop the facility and obtain incentives to allow this large employer to operate in a state-of-the-art facility.
